Q: Where will we buy property?

A: We buy properties throughout England & Wales. We are unable to offer our services in Scotland and N Ireland.

 

Q: When should the property be vacated?

A: You can choose a completion date that is appropriate for you. When we receive confirmation of the selling price, Appleby Estates will aim to complete the process within 30 days. When the contracts have been exchanged this confirms the sale has been successful.

 

Q: Property on the market for months?

A: Whether your property has been on the market for a long period or not, Appleby Estates is not concerned by this, give us a call and we will bring your problems to an end within 30 days.

 

Q: How much will Appleby Estates pay for my property?

A: Appleby Estates will expect to buy your property at ‘trade price’. We endeavour to have a quick completion that is beneficial to you. A quick sale is not guaranteed if you were selling to a home-buyer. A local surveyor in your area will tell us how much your property will be worth if a buyer could be found within 30 days. In most cases Appleby Estates will buy from you at 70% of the market value and aim to complete within 30 days.

 

Q: When will my mortgage be settled?

A: You will be contacted by your solicitor asking for a settlement figure. With the completion of the sale your solicitors will settle the loan. You should be aware that the price we offer you is sufficient to repay your outstanding mortgage including any arrears. On completion of the sale any surplus monies will be paid to you by your Solicitor.

 

Q: What fees are payable to me?

A: We pay your legal fees when you use a firm of solicitors that we recommend. If you choose to use your own solicitors these costs are to be paid by you.

Please note, if you have already instructed estate agents to sell your property they may still charge a fee. You must clarify this with the estate agents.

 

Q: What types of properties do Appleby Estates buy?

A: Appleby Estates buy most types of properties, which include houses, flats and apartments. We also buy local authority properties. Properties in need of updating, decoration and renovation. We consider all areas and locations. Commercial properties will also be considered.
